Airbnb Bedroom Cleaning Checklist and Bed Making Standard

Diana MuturiaSeptember 30, 2026

An Airbnb bedroom cleaning checklist should cover four things every turnover: strip and remake the bed with fresh linens, dust every surface top to bottom, check the hidden spots guests touch (under the bed, inside drawers, behind the headboard), and finish with floors. Pair it with a written bed making standard so the bed looks identical after every clean, no matter who did the turnover.

The bedroom is the room guests spend the most hours in and the room where they are most sensitive. A crumb on the kitchen counter is annoying. A hair on a pillowcase feels personal. Below is the checklist I use, the bed standard I hand to every new cleaner, and the photos I ask for so I can confirm the room is ready without driving over.

Why the bedroom needs its own checklist

A general Airbnb cleaning checklist covers the whole home, but bedrooms fail in specific ways:

  • Linens that look clean but carry a stray hair or a faint stain
  • Dust on surfaces above eye level, like headboards, ceiling fan blades and the top of the wardrobe
  • Items left behind in drawers, nightstands and under the bed
  • A bed made slightly differently each time, which shows up in reviews as "not what the photos showed"

When the bedroom has its own list, your cleaner can work through it in the same order every time, and you can check it in the same order too.

The Airbnb bedroom cleaning checklist

Work top to bottom and dry to wet. Strip the bed first so dust from stripping settles before you dust and vacuum.

1. Strip and inspect

  1. Open the windows or turn on the fan to air the room.
  2. Strip all bedding: sheets, pillowcases, duvet cover, pillow protectors and any throw or decorative covers that touched a guest.
  3. Inspect the mattress protector and pillow protectors under good light. Look for stains, tears and anything that needs a wash or replacement.
  4. Lift the mattress corner and look along the seams and headboard for anything unusual. If you ever see signs of pests, stop and call the host before continuing.
  5. Bag the dirty linens and take them out of the room so they do not shed onto clean surfaces.

2. Clear and reset

  1. Empty the trash and replace the liner.
  2. Check every drawer, the nightstands, the closet shelves, under the bed and behind the curtains for guest items. Follow your lost and found process for anything you find.
  3. Remove anything that does not belong in the room (extra glasses, towels, room service style plates from the kitchen).
  4. Put hangers back to the set number. I keep the count written on the checklist so missing hangers get noticed.

3. Dust top to bottom

  1. Ceiling fan blades and light fixtures
  2. Top of the wardrobe, door frames and the headboard
  3. Picture frames, mirrors and window sills
  4. Lamps, lampshades, nightstands and dresser tops
  5. Remote controls, light switches, door handles and the alarm clock or charging station

Use a damp microfiber cloth on hard surfaces and a dry one to buff. High touch items like remotes and switches get a wipe with a disinfectant used according to its label directions.

4. Glass and mirrors

Clean mirrors, glass tabletops and the inside of windows. Check at an angle with the lights on, since streaks show up the way a guest will see them at night.

5. Make the bed

Follow the bed making standard below. Make the bed before vacuuming so any lint that drops gets picked up.

6. Floors last

  1. Vacuum carpets and rugs, including under the bed and along baseboards.
  2. Mop or damp wipe hard floors.
  3. Check the corners behind the door and the nightstands. Hair collects there.

7. Final walk

Turn on every lamp, check each bulb works, set the thermostat or fan to your welcome setting, close the curtains to your standard position and take the completion photos.

The bed making standard

Write this down and include a reference photo. A standard only works if everyone can see the target.

ElementMy standard
Mattress protectorClean, smooth, fitted tight with no wrinkles showing through the sheet
Fitted sheetPulled tight on all four corners, seams on the underside
Top sheet (if used)Folded back over the duvet at the head, about a hand's width
Duvet or comforterCentered, equal overhang on both sides, no insert lumps at the corners
Sleeping pillowsClean protectors under fresh cases, open ends facing away from the center of the bed
Decorative pillows or shamsSame number, same order, same position every time
Throw blanketFolded in thirds across the foot of the bed
CheckNo hair, lint or stains visible on any surface under daylight or a flashlight

Linen quality checks before the bed is made

Clean linens can still fail. Before a fresh set goes on the bed, your cleaner should check:

  • Holes, frayed hems or pulled threads
  • Yellowing, gray tint or stains that survived the wash
  • Hair or lint caught in the folds, which often comes from the dryer or laundry bag
  • Smell. Linens that sat damp can smell musty even after drying

If a set fails, it goes in a separate bag for rewashing or retirement. I keep extra sets on site for exactly this reason.

Photos to ask for after every bedroom clean

Photos are how I confirm the room without being there. For each bedroom, I ask for:

  1. A wide shot of the bed from the foot, showing the full bed and both nightstands
  2. A close up of the pillows showing the pillowcases
  3. The floor beside and under the bed (a quick angle shot is enough)
  4. Open drawers and closet, showing they are empty and hangers are in place
  5. The trash can with a fresh liner

Take them in good light, with lamps on, from the same position each time. Consistent angles make it easy to spot what changed. For a full list across the home, see what photos to ask your Airbnb cleaner for.

This is where Clyn helps. Your cleaner takes these photos in the Clyn app, and Clyn's AI checks each one against your property's standard, flagging a missing throw, a wrinkled duvet or a stray item under the bed before the next guest arrives. Blurry or dark photos get sent back for a retake, and you end up with a dated photo record of the room's condition.

How often to deep clean bedrooms

Every turnover covers the list above. On a regular schedule, add:

  • Wash duvet inserts, pillows (if washable) and mattress protectors, following the care labels
  • Vacuum the mattress surface and rotate it if the manufacturer recommends it
  • Wipe baseboards, vents and the inside of closets
  • Wash curtains or have them cleaned
  • Check under heavy furniture

How often depends on your occupancy and your climate. A busy summer property needs these more often than a quiet one. Build them into a deep cleaning schedule so they do not depend on memory.

Common bedroom mistakes that lead to complaints

  • Only checking the top of the bed. Guests pull back the duvet. Check the sheet underneath.
  • Skipping pillow protectors. A pillowcase alone does not keep pillows fresh for long.
  • Leaving the last guest's items in drawers. It tells the next guest nobody looked.
  • Dust on the headboard. Guests sit up in bed and see it at eye level.
  • Different bed every time. Consistency is part of what guests read as clean.

FAQ

How long should it take to clean an Airbnb bedroom?

It depends on the room size, the number of beds and how the last guest left it. The easiest way to find your number is to have your cleaner time a few turnovers with the checklist and use the average. See how long an Airbnb turnover takes for a way to measure it.

Should Airbnb beds have a top sheet?

It is a personal choice. Some guests like a top sheet and some prefer only a duvet. Whichever you choose, keep it consistent and mention it in your listing if it matters to your guests.

Do I need to wash the duvet insert every turnover?

A duvet cover protects the insert, so most hosts wash the cover every turnover and the insert on a schedule or whenever it is soiled. Follow the insert's care label and wash it immediately if anything reaches it.
