How Long Does an Airbnb Turnover Take?

An Airbnb turnover takes as long as your home's size, condition, laundry setup and number of cleaners require, so the only reliable number is the one you measure at your own property. A small studio with offsite laundry and one tidy guest is a very different job from a large home with a hot tub, onsite laundry and a group checkout, and the steps below show how to time yours and plan around it.

I get asked this question constantly, and I understand why. You need the number to set check in times, to price the cleaning fee and to pay your cleaner fairly. Guessing wrong in either direction costs you: too short and guests walk into an unfinished home, too long and you lose bookable hours.

How to measure your own turnover time

The best data you have is your own. Here is how to get it in a few weeks.

  1. Agree on the checklist first. You can only compare times if the scope is the same each time. Start from a complete Airbnb turnover checklist.
  2. Ask your cleaner to log start and finish times for at least five turnovers. Most scheduling apps record this automatically.
  3. Break it into phases. Arrival walkthrough, laundry, cleaning, restocking, reset and final photos. This shows where the time goes.
  4. Note the conditions for each turnover: number of guests, nights stayed, anything unusual.
  5. Use your typical turnover, then add a buffer for the heavy ones. Plan your window around the slow end of normal.

The middle of the range sits around three and a half hours, and the slow end is over four. With checkout at 11 a.m. and check in at 4 p.m., the host has five hours. That leaves a buffer on a heavy day, but only if the cleaner arrives close to checkout. If the cleaner usually arrives at noon, the real window is four hours and the long stays will run tight. In this example, the host either moves check in later, adds a second cleaner for big groups or sends laundry offsite.

How to shorten the turnover without cutting corners

  1. Use linen rotation. With enough sets, your cleaner makes beds with clean linen immediately instead of waiting on the dryer. See the Airbnb laundry system.
  2. Send laundry offsite. A pickup service can remove the longest onsite task entirely.
  3. Stock an owner's closet. No trips to the store mid turnover.
  4. Use a cleaning caddy. One caddy per bathroom level saves walking.
  5. Ask guests for simple checkout tasks. Loading the dishwasher and gathering trash saves real time, as long as the requests are reasonable.
  6. Standardize the setup. Same towels, same bins, same staging in every unit. Cleaners get faster when nothing is a decision.
  7. Split rooms with a second cleaner on large homes or group checkouts.
  8. Fix recurring slowdowns. If one shower always takes extra scrubbing, a better squeegee or a water softener may help more than a faster cleaner.

Many hosts plan only for cleaning, then spend their own time checking the work. Driving over to inspect, or scrolling through a stack of photos, adds to the true cost of each turnover.
