Airbnb Deep Cleaning Schedule: Monthly, Quarterly and Yearly Tasks

An Airbnb deep cleaning schedule splits the work a normal turnover skips into three rhythms: monthly tasks (appliance interiors, baseboards, under furniture), quarterly tasks (mattress and pillow care, grout, vents, windows) and yearly tasks (carpets, upholstery, dryer vent, full declutter). Most hosts can run it by adding one small deep task to each turnover and booking one or two blocked days a year for the heavy work.

The reason this matters is simple. A turnover resets the home for the next guest, but it is designed to be fast. Dust builds on the tops of door frames, grease creeps up the backsplash, and the space under the bed collects whatever the vacuum never reaches. Guests rarely notice one of these things. They notice when six of them pile up at once, and that is usually when a four star cleanliness rating shows up.

Why turnovers are not enough on their own

A standard turnover is built around what the next guest will touch and see in the first hour: beds, bathrooms, kitchen surfaces, floors, trash and restocking. That is the right priority on a tight same day window. It also means certain areas only get cleaned when someone decides to clean them.

In nine years of running cleaning and hospitality operations, the pattern I saw most often was this: the home looks fine on every turnover photo, then a guest pulls the couch out to find a charger and sends a message about what was underneath. Nothing was "missed" on the checklist. It was never on the checklist.

A deep cleaning schedule fixes that by giving those areas a date.

The monthly deep cleaning list

Monthly tasks are small enough to rotate into regular turnovers. If you have eight to twelve turnovers a month, assign one or two of these per visit and the whole list gets done without a special trip.

  • Clean inside the microwave, oven door glass and the fridge shelves and drawers
  • Wipe the tops of the fridge, cabinets and door frames
  • Wash baseboards in the main living areas
  • Vacuum under beds, sofas and heavy chairs (move them, do not reach)
  • Descale the kettle and coffee maker
  • Run the dishwasher empty with a cleaning tablet and clear the filter
  • Wipe light switches, remote controls, door handles and cabinet pulls with disinfectant
  • Clean the washing machine gasket and detergent drawer
  • Wash shower curtains and bath mats on a hot cycle
  • Dust ceiling fan blades and light fixtures
  • Check under sinks for leaks, damp or pests

The quarterly deep cleaning list

Quarterly tasks take longer or need a product to dry, so they work better as an add on visit or on a turnover with a longer gap.

  • Wash or replace pillows and duvet inserts according to the care label
  • Scrub grout and reseal if water no longer beads on it
  • Clean window tracks, sills and the inside of the glass
  • Wipe blinds slat by slat and wash curtains
  • Pull out the fridge and stove to clean behind and beneath them
  • Clean range hood filters
  • Vacuum HVAC return vents and replace filters if your system needs it on this cycle
  • Deep clean the grill and outdoor furniture
  • Clean the inside of kitchen drawers and cabinets, and toss anything chipped or stained
  • Test smoke and carbon monoxide alarms (the U.S. Fire Administration says to test smoke alarms monthly, so do it more often if your cleaner can)

The yearly deep cleaning list

Yearly tasks usually need a pro, special equipment or a blocked night. Schedule them in your slowest booking week.

  • Professional carpet and rug cleaning
  • Upholstery cleaning for sofas and fabric chairs
  • Dryer vent cleaning from the dryer to the outside exit; the U.S. Fire Administration lists failure to clean as the leading factor in dryer fires
  • Clean exterior windows and screens
  • Pressure wash patios, decks and walkways
  • Wash or replace all throw pillows and blankets
  • Full declutter: remove worn linens, mismatched dishware and guest leftovers
  • Reorganize the owner's closet and check par levels
  • Check caulk in every wet area and redo it where it has cracked or darkened

How to fit deep cleaning between guests

The hardest part is time. Here is how I would set it up.

  1. Split the monthly list into small chunks. Write each task on your turnover checklist with a date or a turnover number, for example "Turnover 1: oven glass and microwave. Turnover 2: baseboards living room."
  2. Use natural gaps. Any turnover with a night open before the next check in is your quarterly slot. Tell your cleaner in advance which tasks go on those days.
  3. Block dates for yearly work. Pick one or two nights in your quietest season and block them in your calendar now. It is much easier than trying to squeeze a carpet cleaner between guests later.

How to pay your cleaner for deep cleaning

Deep tasks take real time, so decide up front how they are paid. There are three common ways to do it:

  • Built into the turnover rate. Works for the small monthly rotation, as long as you agree on it before and it is written down.
  • A flat add on per task. Good for quarterly jobs like grout or behind appliances.
  • Hourly for a deep clean day. Good for the yearly declutter or a full reset.

Here is how to calculate your own number. As an example only: if your cleaner's effective rate on turnovers works out to a certain amount per hour, and scrubbing grout in two bathrooms takes about ninety minutes, the add on should be about one and a half times that hourly figure plus product costs. Use your own rate and time the task once before agreeing on a price.

How to know deep tasks are actually getting done

A deep cleaning schedule only works if it happens. The easiest proof is a photo of each deep task when it is finished: the oven interior, the space under the bed, the cleared dryer vent lint trap. Keep those photos in one place so you can scroll back and see when each area was last done.

Most homes do well with a rotating monthly list, a longer quarterly session and one or two yearly specialist visits. Busy listings with pets, kids or long stays may need the monthly tasks every two weeks.

Should guests pay for deep cleaning?

Routine deep cleaning is part of running the home and belongs in your cleaning fee or overall pricing. A guest who leaves the home needing extra work is a different case, and Airbnb's ground rules for guests say guests should not leave a space in a state that requires excessive or deep cleaning.

Can my regular cleaner do the deep cleaning?
