Clyn vs ResortCleaning: Which Fits Your Housekeeping Team?

Diana MuturiaSeptember 30, 2026

ResortCleaning is housekeeping management software that schedules jobs from your PMS, runs custom inspections, grades housekeepers and produces payroll and invoice reports, while Clyn checks every turnover's photos with AI and flags missed items before the next guest checks in. If you run a cleaning company or a housekeeping team and need scheduling, payroll and invoicing, ResortCleaning is built for that; if you need proof that each unit actually meets your standard, Clyn is the more direct tool.

I founded Clyn, so I am not neutral. I have described ResortCleaning using its own public pages and tried to be straight about where it is the stronger choice. Everything about ResortCleaning here is as of October 2026, from ResortCleaning's homepage and ResortCleaning's pricing page.

What ResortCleaning does (as of October 2026)

ResortCleaning describes itself as a housekeeping management platform for vacation rental, hotel and cleaning businesses. The main pieces, based on its public pages:

  • Scheduling. Housekeeping, inspection and maintenance jobs are scheduled automatically from your property management system.
  • Mobile app. Housekeepers see their schedule, share photos and update progress, and managers see unit status on their phone.
  • Inspections and grading. The Industry User plan lists custom inspections, housekeeper grading and productivity management.
  • Back office. Payroll and invoice reports, QuickBooks integration and payments integrations.
  • Service provider network. Access to vetted housekeeping and maintenance companies.

ResortCleaning pricing

From the pricing page, as of October 2026:

  • Industry User: $5.00 per property per month, with a $20 minimum per month. Includes unlimited scheduling, PMS integrations, mobile apps, custom inspections, housekeeper grading, payroll and invoice reports and online support.
  • Inventory Module: plus $2.50 per property per month, with extra fees through its Inventory Smart partnership ($2 per property per month plus an $80 monthly minimum).
  • Messaging Module: plus $2.00 per property per month for a company phone number, text alerts and a unified inbox. Overage fees may apply.
  • Enterprise User: custom pricing, with API access and training resources.
  • QR code placards: from $5 per property as a one time fee, plus a small ongoing fee.

For the price, that is a lot of operations software.

What Clyn does

Clyn sits at the end of the turnover. Your cleaner takes photos in the Clyn app. Clyn's AI checks every photo against your property's standard and flags anything that looks missed, such as a crooked duvet, a missing welcome card or a smear on a glass shower door. If a photo is too blurry or dark to judge, it is sent back for a retake while the cleaner is still on site. You get a pass or a fix list, and every turnover leaves a dated photo record.

Clyn does not schedule jobs, run payroll or send invoices.

The real difference: who does the inspecting

ResortCleaning gives you strong tools to organize inspections. Based on its public pages, the inspection itself is a form your inspectors or supervisors complete; I did not see an automated review of cleaner photos listed. That works well when you already have inspectors, or when a lead housekeeper checks units as part of their route.

Clyn is for the case where nobody can physically walk every unit before check in. The AI looks at every photo on every turnover, and a person only steps in when something is flagged.

If you are building out a quality program, my guide to cleaning quality control for short term rental managers shows how inspections, photos and feedback fit together.

How to calculate your own cost

This is an example only. Use your own portfolio and check current prices.

Say you manage 10 properties.

  • ResortCleaning Industry User: 10 × $5 = $50 a month. Add the Messaging Module and it becomes 10 × $7 = $70 a month, before any overages.
  • Clyn: 10 × $15 = $150 a month, or 10 × $9 = $90 a month billed annually. See Clyn pricing for plan details.

ResortCleaning is clearly cheaper for operations software. The question is whether you also need a way to verify each turnover without sending a person. If you do, compare Clyn's cost with what an inspector's time costs you per unit, since those are the two ways to get that verification.

When ResortCleaning is the better fit

I would choose ResortCleaning if:

  • You run a cleaning company and need scheduling, payroll, invoicing and QuickBooks in one place.
  • You manage a housekeeping team across many units and need productivity reporting and housekeeper grading.
  • You already have inspectors and want to organize their work, not replace it.
  • You use Vacasa, Evolve, Track or LMPM and want scheduling pulled from those systems.
  • Budget is tight and you need the most operations software per dollar.

When Clyn is the better fit

Clyn makes more sense if:

  • You already have scheduling handled in your PMS or another app.
  • You cannot get a person to every unit before every check in, especially with same day turnovers.
  • You want every turnover checked the same way, rather than relying on who inspected that day.
  • You want a dated photo record for damage claims and guest disputes.
  • You use Guesty, OwnerRez, Hostfully, Jurny, Hospitable or Airbnb directly.

Using them together

For a cleaning company or a larger manager, the two can sit side by side. ResortCleaning handles who cleans what and when, payroll and billing. Clyn checks the result on each turnover. The practical risk is asking housekeepers to take photos in two apps. If you combine them, agree on one photo workflow and keep the shot list short. My photo requirements guide has a list that covers what guests notice without slowing cleaners down.

If you are comparing more tools than these two, the roundup on vacation rental housekeeping software covers what to look for.

FAQ

How much does ResortCleaning cost?

As of October 2026, ResortCleaning's Industry User plan is $5 per property per month with a $20 monthly minimum. The Inventory Module adds $2.50 per property and the Messaging Module adds $2.00 per property, and Enterprise pricing is custom. Check the pricing page for current rates.

Does ResortCleaning have automated inspections?

Its public pages list custom inspections and housekeeper grading. I did not see automated AI review of cleaner photos described, so confirm with ResortCleaning directly if that matters to you.

Can a cleaning company use Clyn?

Yes. A cleaning company can use Clyn to show clients that each turnover met the property's standard, with a pass or fix list and dated photos. It would still need separate software for scheduling, payroll and invoicing.
