Same Day Turnovers: What They Cost and How to Price Them
A same day turnover costs more than a regular one because your cleaner has to finish a full clean inside a fixed window between checkout and check in, which usually means a premium for their time, sometimes a second cleaner, and more risk of a miss. To price it, work out your normal turnover cost, add what it takes to guarantee the deadline, and decide whether the booking it allows earns more than that extra cost.
Same day turnovers are the reality of any busy listing. If a guest checks out at 11 and the next one arrives at 4, there is no room for a late cleaner, a slow dryer or a forgotten towel. In my experience, most turnover problems happen on these days, so they deserve their own plan.
Why same day turnovers cost more
| Extra cost | Where it comes from |
|---|---|
| Time premium | Cleaners give up flexibility to hit a hard deadline |
| Second cleaner | Large homes may not fit in the window with one person |
| Laundry | Onsite washing may not finish in time, so you need extra sets or a service |
| Travel between jobs | Cleaners with back to back same day jobs lose schedule slack |
| Risk of misses | Rushing raises the chance of hair, crumbs or low supplies |
| Your time | Checking the work and handling late guests or early arrivals |
Not every cost shows up on an invoice. A miss on a rushed turnover can lead to a refund request or a lower cleanliness rating, which often costs more than the premium would have.
How to calculate your same day turnover cost
Start with what you know, then add the pieces that are specific to the rush.
- Know your normal turnover time and cost. If you have not measured it, start with how long an Airbnb turnover takes and Airbnb cleaning cost by home size.
- Compare it to your window. Subtract your cleaner's realistic arrival time from your check in time. That is your usable window.
- If the turnover fits comfortably, the premium is mostly for commitment. Agree on a flat same day add on with your cleaner.
- If it does not fit, price the fix. That might be a second cleaner, offsite laundry or extra linen sets.
- Add a small buffer for risk in the form of extra linen sets and supplies on site.
Worked example (illustration only)
These numbers are invented to show the method.
A host runs a three bedroom house. A normal turnover takes one cleaner about five hours, at an example cost of $150. Checkout is 11 a.m. and check in is 4 p.m., but the cleaner can only arrive at 11:30, so the usable window is four and a half hours.
The turnover does not fit with one cleaner. Options:
| Option | Example extra cost | Notes |
|---|---|---|
| Add a second cleaner for 2.5 hours | $75 | Splits rooms, finishes in time |
| Send linens offsite | $40 per turnover | Saves about an hour, may still run tight |
| Move check in to 5 p.m. | $0 | Adds an hour but may cost bookings |
The host chooses the second cleaner on same day turnovers only, and adds a flat $20 same day premium for the lead cleaner. The same day turnover now costs about $245 instead of $150. The host then checks whether the nights gained by allowing back to back stays earn more than the extra $95 per same day turnover. In this example they do, so same day turnovers stay open.
How to pay your cleaner for same day turnovers
Cleaners who reliably hit same day deadlines are worth keeping, and fair pay is how you keep them. Common approaches:
- A flat same day add on per turnover, on top of your usual rate.
- Priority booking, where you pay a monthly or per job premium in exchange for guaranteed availability on turnover days.
- Paying the second cleaner directly at the same rate, so the lead cleaner is not out of pocket for help.
Put the arrangement in writing. My guide on what to put in an Airbnb cleaner agreement covers turnover windows, same day terms and what happens if a cleaner cannot make it.
Pass some of the cost to guests, carefully
You have a few ways to recover the cost:
- Price the nights, not the rush. Most hosts absorb same day costs into their nightly rate on busy dates rather than adding a new fee.
- Use the short stay cleaning fee. Short stays create more turnovers, many of them same day. Airbnb lets you set an optional short stay cleaning fee for one and two night bookings (Airbnb help: cleaning fees).
- Set minimum stays on peak days so you do fewer same day turnovers.
Remember that guests see the total price including fees in search (Airbnb announcement), so a higher cleaning fee affects how your listing compares.
Use Airbnb's settings to protect the window
Airbnb gives you tools that decide whether same day turnovers happen at all:
- Check in and checkout times. Set these in the listing editor to match your real turnover time (Airbnb help: check in and checkout times).
- Preparation time. Airbnb's availability settings let you block one or two nights before and after each reservation. If a same day turnover never fits, this removes it.
- Same day booking cutoff. The same page explains how to set the notice you need before arrival and a cutoff time for same day bookings, so no one books a stay that lands before your cleaner is done.
Reduce the risk on tight days
A rushed turnover is where misses happen, and a miss on a same day turnover has no time to be fixed later. Some habits that help:
- Keep a full extra linen set per bed so no one waits on the dryer.
- Stage supplies in advance so restocking is a quick swap.
- Use a fixed room order so nothing gets skipped when time runs short.
- Plan for a backup cleaner. See how to build a backup cleaner plan.
- Check the work before the guest arrives, not after.
That last step is hard when you are not there and the window is short. Clyn is built for it: the cleaner takes photos in the Clyn app before leaving, the AI checks every photo against your property's standard, and anything missed gets flagged while the cleaner is still on site. Blurry or dark photos get sent back for a retake. On a same day turnover, that turns a guest complaint into a two minute fix.
FAQ
Should I charge guests more for a same day turnover?
Most hosts do not add a separate fee. They build the extra cost into their nightly rate on busy dates or use a short stay cleaning fee, since short stays create most same day turnovers.
How much extra should I pay my cleaner for same day turnovers?
There is no universal number. Work out what it takes to hit the deadline, such as a second cleaner or extra hours, then agree on a flat add on that fairly reflects the pressure and lost flexibility.
How do I stop same day turnovers on Airbnb?
Use Airbnb's preparation time setting to block one or two nights around each reservation. You can also set minimum stays or adjust check in and checkout times.
