That is a lot of platform. For a manager with 5 to 30 units, the question is usually whether you will use enough of it to justify the setup, or whether a narrower tool fits your team better.
Why small managers look elsewhere
In my conversations with managers, the reasons tend to fall into a few groups:
- Setup effort. A full operations platform needs checklists, property data, team roles and automations configured before it pays off.
- Quote based pricing on the operations tiers makes it hard to compare costs quickly.
- They mainly need cleaners. Breezeway schedules and pays your team; it does not advertise a marketplace for finding new cleaners.
- They already have a PMS with task tools and do not want a second system.

Properly
Properly combines an autoscheduler, unlimited photo checklists, Airbnb and iCal sync and a service provider marketplace. Its Pro plan adds direct integrations with Guesty, Hostaway and 10+ other PMS platforms. What sets it apart is Real Time Inspection: for $5 per inspection, an experienced reviewer with AI assistance checks the photos and sends a pass or fail report before check in. It offers a 30 day free trial with no credit card.
