Guesty
Guesty offers three tiers. Guesty Lite is built for hosts with 1 to 3 listings and syncs with Airbnb, Booking.com and Vrbo, with a multi calendar and unified inbox. Guesty Pro, for 4 to 199 listings, adds sync with 60+ channels, an owners portal and revenue management tools. Enterprise adds security, tailored onboarding and advanced reporting for 200+ listings. Guesty says its monthly plan is not discounted and recommends an annual commitment to save. Add ons include damage protection and payment processing.

Hostaway
Hostaway is an all in one PMS and channel manager that says it has over 300 integrations, AI automation tools and round the clock support included. Pricing is quote based and grouped by portfolio size (2 to 14, 15 to 49 and 50+ properties).
Good fit if you are a professional manager who wants a wide integration marketplace and is comfortable with quote based pricing.
Hospitable
Hospitable started as a messaging automation tool and now covers much more. Its free Essentials plan includes a unified inbox and automated messaging with sync to Airbnb, Vrbo, Booking.com and Agoda. Paid plans add an AI message assistant, dynamic pricing, a direct booking website, smart lock and thermostat automations, and at the top tier an owner portal and accounting integration. Hospitable lists fees on cleaning payouts to teammates and on direct bookings, which vary by plan.

Accounting, QuickBooks integration, hosted websites, SMS and its AI features are paid add ons. There is a 14 day free trial.

Hostfully offers a PMS plus separate products such as Digital Guidebooks. It lists distribution to 60+ booking platforms, a central calendar, a unified inbox with AI assistance, an owner portal, task management and team coordination, and mobile apps. It includes an AI inbox across Airbnb, Vrbo, Booking.com, WhatsApp, SMS and email, an AI copilot for voice and text commands, automated review responses, an upsell agent, a channel manager, housekeeping task assignment after checkout and reporting. Its $400 monthly minimum means it makes most sense for larger portfolios.
Good fit if you manage many units and want AI to handle a large share of guest communication.
How to choose
- Count your listings and channels today and in 18 months. Switching PMS later is painful, so buy for where you are heading, not where you were.
- Check the pricing model against your numbers. Per property, percentage of bookings, minimums and payment fees add up differently. Work out your yearly cost at your real listing count.
- List your must have integrations: pricing tool, smart locks, cleaning app, accounting. Confirm each one on the vendor's integration page.
- Ask for a trial or demo with your own data. Import one property and run a full booking through it.
- Ask how cleaning tasks are created and tracked. This is where most operations pain lives.
