Clyn vs Properly: Checklists and Inspections Compared

Properly is a turnover operations platform that schedules cleanings, gives cleaners photo checklists, connects you with a cleaner marketplace and sells expert inspections for $5 each, while Clyn does one job: it checks your cleaner's photos against your property's standard with AI on every turnover and flags what was missed before the next guest arrives. If you need scheduling and help finding cleaners, Properly covers more ground; if you already have cleaners and a scheduling tool and want every turnover verified at a flat per property price, Clyn is the lighter fit.

I run Clyn, so read this with that in mind. I have tried to describe Properly from its own public pages and to be clear about where it is the better choice. All Properly details below are as of October 2026, taken from Properly's homepage and Properly's pricing page. Prices change, so check both before you decide.

The short version

What Properly does (as of October 2026)

Properly positions itself as a vacation rental operations platform with both self serve software and managed services. From its public pages:

• Autoscheduler. Turnovers are scheduled automatically when bookings come in. Properly says it syncs with 50+ platforms including Airbnb, Guesty and Hostaway.
• Photo verified checklists. Cleaners follow step by step visual instructions, available in 8 languages, and provide a photo as proof for each task.
• Real Time Inspection. For $5 per inspection, reviewers that Properly describes as averaging 5+ years of experience, assisted by AI, review the photos before the guest arrives. You get pass or fail reports, pre check in alerts and timestamped damage documentation.
• Service provider marketplace. You can find vetted cleaners and keep backups ready if your main cleaner cancels.
• Managed services. Cohost Pro starts from $119 per active property per month and covers guest communication, turnover coordination, remote inspection and revenue management. Guest Support Plus is $149 per listing per month for 24/7 guest support, with dynamic pricing and damage claims as paid extras.

The Pro software plan at $14.99 adds direct API access to Guesty, Hostaway and other property management systems.

What Clyn does

Clyn is narrower on purpose. After a turnover, your cleaner takes photos in the Clyn app. Clyn's AI checks each photo against your property's standard and flags anything missed, like an unmade bed corner, a towel missing from the rack or a smudged mirror. If a photo is blurry or too dark to judge, it gets sent back for a retake before the cleaner leaves. You get a pass or a fix list, plus a dated photo record you can use later if you ever need to prove guest damage.

Clyn connects with Airbnb, Guesty, OwnerRez, Hostfully, Jurny and Hospitable. It does not schedule cleanings, pay cleaners or help you hire them.

Checklists: where they differ

Both tools lean on photos, and that is the right instinct. A checklist ticked on a phone tells you the cleaner tapped a box. A photo tells you what the room looked like.

The difference is who looks at the photos.

With a checklist app on its own, including Properly without inspections, photos arrive and you review them yourself. That works when you have one or two units and time between turnovers. It gets hard when three checkouts land on the same Saturday and you are scrolling through sixty photos on your phone at a school pickup.

Inspections: human experts per job vs AI on every turnover

This is the real decision.

Properly's Real Time Inspection puts experienced human reviewers, helped by AI, on the photos. That is a strong option when you want a person's judgment and only need inspections on some turnovers, for example after a new cleaner starts or before a high value stay. You pay per inspection, so you can choose when to use it.

Clyn runs on every turnover by default and is priced per property rather than per inspection. That suits hosts who want every single check in verified without deciding each time whether it is worth paying for.

How to calculate your own cost

This is an example only. Plug in your own numbers and confirm current prices on each pricing page.

Say you have 3 properties and each averages 8 turnovers a month.

• Properly Standard with inspections on every turnover: 3 × $12.99 = $38.97 for software, plus 24 inspections × $5 = $120, for about $158.97 a month.
• Properly Standard with inspections on a quarter of turnovers: $38.97 plus 6 × $5 = $30, for about $68.97 a month.
• Clyn: 3 × $15 = $45 a month, or 3 × $9 = $27 a month billed annually. Check Clyn's pricing page for what each plan includes.

The comparison is not apples to apples, because Properly's price also includes scheduling, checklists and marketplace access. If you would otherwise pay for a separate scheduling tool, add that to the Clyn side.

When Properly is the better fit

I would point a host to Properly when:

• You do not have a reliable cleaner yet and want a marketplace with backups.
• You want scheduling, checklists and inspections in one app and do not already use a tool for scheduling.
• You want human experts reviewing photos, and you are happy to pay per inspection for that.
• You want to hand off more of the work entirely through a managed service like Cohost Pro or Guest Support Plus.

When Clyn is the better fit

Clyn makes more sense when:

• You already have cleaners you trust and a PMS or scheduling tool you like, and you do not want to move everything.
• You want every turnover checked, not a sample, at a predictable monthly cost per property.

Can you use both?

You can, though most hosts will not need to. If you use Properly for scheduling and the marketplace, you might skip its paid inspections and let Clyn check every turnover instead. Or you might use Properly's inspections only for special cases. Keep your cleaner's workload in mind: two photo apps for one turnover is a quick way to frustrate a good cleaner.
