Airbnb Outdoor Area Checklist: Patio, Grill and Yard

An Airbnb outdoor checklist should cover the entry, patio and furniture, grill, fire pit, yard and trash area at every turnover, with deeper tasks like pressure washing and cushion cleaning on a seasonal schedule. The goal is simple: nothing left behind by the last guest, everything safe to use and the space set up the way it looks in your listing photos.

Outdoor areas are where turnovers most often slip. Cleaners are focused on beds and bathrooms, time runs short, and the patio gets a quick glance. Then the next guest finds cigarette butts in a planter or last week's burgers stuck to the grill. BBQ grills show up on Airbnb's list of amenities guests search for most (Airbnb Resource Center), so it pays to treat them like part of the kitchen.

Every turnover: the outdoor checklist

Entry and arrival path

The entry is the first thing guests see, and often the first photo they take.

  1. Sweep the front step, porch and walkway.
  2. Clear cobwebs from the door frame, light fixtures and doorbell.
  3. Wipe the door handle, keypad or lockbox.
  4. Shake out or replace the doormat.
  5. Check that exterior lights work, especially the ones on the path from parking.
  6. Remove flyers, packages or deliveries left by the last guest.
  7. Water or tidy potted plants and remove dead leaves.

Patio, deck and balcony

  1. Sweep or blow the surface, including corners and under furniture.
  2. Pick up bottle caps, food, cigarette butts and anything that blew in.
  3. Wipe tables and chair arms.
  4. Brush or wipe cushions. Check for stains, mildew and bird droppings.
  5. Straighten furniture to match your setup photo.
  6. Close and secure umbrellas, or open them if that is your standard.
  7. Check railings, steps and boards for anything loose or broken.

Grill

  1. Check whether the grill was used. Open the lid every time; do not guess.
  2. Scrape and brush the grates while they are still easy to clean.
  3. Empty or check the grease tray and drip cup.
  4. Wipe the lid, handles, side shelves and knobs.
  5. Check the propane level or charcoal supply and replace or restock to your standard.
  6. Put the cover back on.

NFPA grilling guidance includes keeping the grill well away from the house and deck railings, out from under eaves and overhanging branches, cleaning grease buildup from the grill and trays, and checking propane hoses for leaks with a light soap and water solution (NFPA, Grilling safety). Add a quick look at placement and the hose to your checklist, and if anything seems wrong, take the grill out of service until it is fixed.

Fire pit

  1. Confirm ashes are completely cold before touching them.
  2. Remove ashes and any trash guests burned.
  3. Restock wood or check the gas supply.
  4. Check that seating around it is clean and arranged.
  5. Make sure any posted fire rules are in place and match local burn restrictions.

Yard and lawn

  1. Walk the whole yard, including behind sheds and along fences.
  2. Pick up trash, toys, balls and pet waste.
  3. Check for broken glass anywhere guests walk barefoot.
  4. Look for anything that changed: a broken gate, fallen branch or damaged fence.
  5. Put lawn games back in their storage bin.

Trash and recycling area

  1. Confirm all bins are out for collection or back from the curb, depending on the day.
  2. Check that bags are tied and nothing is overflowing.
  3. Rinse bins if they smell or attract pests.
  4. Make sure the trash instructions for guests are still clear and posted.

If your trash day falls in the middle of stays, include it in your checkout message or house manual so guests know what to do.

Outdoor lighting and safety

  1. Test string lights, path lights and motion lights.
  2. Replace dead bulbs.
  3. Check that pool gates, hot tub covers and locks are secured if you have them.
  4. Look for wasp nests under eaves, railings and furniture.

Seasonal and deep cleaning tasks

Not everything belongs in a turnover. Schedule these on a calendar so they actually happen.

Stock the right outdoor supplies

Your cleaner cannot clean what they have no tools for. Keep a labeled outdoor bin or shelf in the owner's closet with:

  • Push broom and a hand broom
  • Leaf blower if the space is large
  • Grill brush and scraper
  • Heavy duty trash bags
  • Outdoor cleaner safe for your furniture material
  • Microfiber cloths just for outdoor use
  • Spare bulbs for outdoor fixtures

Should my Airbnb cleaner clean the grill?

Yes, at least a turnover level clean: scrape the grates, check the grease tray and wipe the outside. Put deep grill cleaning on a separate schedule and pay for it separately if it takes real time.

How often should I pressure wash my Airbnb patio?

Seasonally is a common starting point, and more often if you have heavy use, pets, trees overhead or a humid climate that grows mildew. Look at your turnover photos to decide when it is due.
