Seasonal Airbnb Cleaning: Spring, Summer, Fall and Winter Tasks

Diana MuturiaSeptember 30, 2026

Seasonal Airbnb cleaning means adding a short list of tasks to your regular turnovers four times a year: in spring, deep clean after winter and prep outdoor spaces; in summer, focus on pools, sand, bugs and cooling; in fall, clear gutters, leaves and outdoor furniture; and in winter, handle salt, mud, heating and cozy linen. Schedule each round into a gap in your calendar so it never squeezes a normal turnover.

I think of seasonal cleaning as a reset button. Regular turnovers keep the home guest ready, but they are built for speed. Every few months, dust settles in places a turnover never reaches, and the weather brings its own mess. Planning for that ahead of time stops it from showing up in reviews.

How seasonal cleaning fits with the rest

TypeHow oftenWhat it covers
TurnoverEvery stayCleaning, linen, restock, reset
Deep cleanMonthly to yearly tasksInside appliances, grout, upholstery, behind furniture
SeasonalFour times a yearWeather and use related tasks for the coming season
MaintenanceOn a scheduleFilters, alarms, HVAC, plumbing, safety equipment

Some tasks overlap. A seasonal round is a good time to fold in the quarterly items from your Airbnb deep cleaning schedule and the checks on your Airbnb maintenance checklist.

Adjust the lists below to your climate. A beach condo in Florida and a cabin in Colorado have very different winters.

Spring

Spring is the big reset after months of closed windows, heavy coats and wet boots.

  • Wash windows inside and out, plus tracks and screens
  • Wash or replace curtains and wipe blinds
  • Deep clean carpets and rugs, especially near entries
  • Rotate or flip mattresses if the manufacturer recommends it, and wash protectors
  • Wash duvets, pillows and extra blankets, or send them out
  • Clean ceiling fans before you start using them again
  • Clear out closets and drawers of anything guests left over winter
  • Pressure wash or sweep patios, decks and walkways
  • Unpack and clean outdoor furniture and cushions
  • Check window screens for holes before bug season
  • Look for signs of leaks or damp from winter
  • Change the HVAC filter before cooling season

Summer

Summer usually means more guests, more time outdoors and more heat.

  • Clean and inspect the grill, including grates and grease trap
  • Keep up pool and hot tub care on a set schedule
  • Add sand and beach cleanup to turnovers: entry mats, showers, floor corners and car areas
  • Stock extra pool or beach towels
  • Clean AC vents and change filters more often if they get clogged
  • Wipe outdoor furniture and store cushions between guests if you get rain
  • Watch for ants and other pests near the kitchen and entry.
  • Check bathrooms for mildew in humid weather and run fans longer
  • Clean the fridge more often, since guests store more drinks and produce

Summer is also when turnovers are tightest. Put the heavier summer tasks on a day you blocked, not in a same day turnover.

Fall

Fall is about getting the home ready for colder, wetter weather.

  • Clear gutters and downspouts once most leaves have fallen
  • Rake leaves and keep walkways clear so they are not slippery
  • Clean and store outdoor furniture and cushions, or cover them
  • Deep clean the grill before storage or winter use
  • Have the fireplace or chimney inspected if you have one
  • Test the heating system before the first cold booking
  • Change the HVAC filter
  • Wash heavier blankets and throws and bring them out
  • Check door and window seals for drafts
  • Place good entry mats inside and out for wet shoes

Winter

Winter brings mud, salt, snow and more time indoors.

  • Add salt and mud cleanup to every turnover: entries, floors and rugs
  • Use washable boot trays by the door
  • Clean fireplace glass and remove ash if guests can use it
  • Put out extra blankets and check the thermostat instructions in your house manual
  • Keep an eye on humidity. Condensation on windows can lead to mold. See preventing mold and mildew
  • Check smoke and carbon monoxide alarms following the manufacturer's instructions
  • Keep snow removal and ice melt arranged for walkways and parking
  • Deep clean kitchens after holiday cooking weeks
  • Protect pipes during freezes following your plumber's advice

How to schedule seasonal cleaning

  1. Pick the date early. Look at your calendar two months ahead and block a night or a quiet weekday for each seasonal round.
  2. Use slower weeks. Shoulder seasons are usually easier to block than peak weeks.
  3. Split big jobs. If you cannot block a full day, spread the list across several turnovers with longer gaps.
  4. Agree on pay in advance. Seasonal work is outside a standard turnover. Quote it separately with your cleaner, by the hour or as a fixed job.
  5. Book outside help early. Gutter cleaners, carpet cleaners and chimney sweeps get busy right before the season changes.
  6. Record what was done and the date, so you know when it is due again.

Worked example (illustration only)

A host with a mountain cabin blocks one weeknight in early October. The cleaner spends the day on the fall list, a gutter service comes the same morning and a chimney inspection is booked for the afternoon. The next guest checks in the following day to a home that is ready for cold weather. The same host blocks one night in late April for the spring list.

Checking seasonal work from a distance

Seasonal rounds are exactly the kind of job that is hard to verify if you are not there. It is easy to assume the screens were checked or the rugs were cleaned.

Clyn helps with the part guests see. Your cleaner takes photos in the Clyn app, and the AI checks them against your property's standard, flagging anything that looks missed. You also build a dated photo record of each room over time, which makes it easy to compare condition across seasons and spot wear early.

FAQ

How often should an Airbnb get a seasonal clean?

Four times a year works well for most homes, once per season. Busy listings may add a mid season refresh in peak months.

Should I pay my cleaner extra for seasonal cleaning?

Yes. Seasonal work goes beyond a normal turnover, so agree on a separate price or hourly rate before the job.

Can I do seasonal cleaning during a same day turnover?

It is better not to. Block a night or use a longer gap so the extra work does not rush the regular turnover.
