Protecting Airbnb Mattresses and Pillows

The best way to protect an Airbnb mattress is a waterproof protector on every bed, washed at every turnover, with a spare on site so a stained one never holds up the next check in. Add pillow protectors under every pillowcase, and consider full zippered encasements if you want extra protection against spills and pests.

Mattresses and pillows are some of the most expensive things in a rental to replace, and guests notice immediately when they are not right. A stained mattress spotted while stripping the bed can turn a normal turnover into an emergency, and a yellowed pillow in a guest's photo ends up in a review. A little planning keeps both from happening.

The layers that protect a bed

Think of each bed as a stack, from the mattress up:

If you use a topper, the protector goes over the topper so both stay clean. A topper without protection soaks up spills and is hard to clean.

Choosing a mattress protector

Look for these features:

  • Waterproof, and quiet. Some waterproof protectors crinkle. Guests notice. Look for one described as quiet or breathable.
  • Deep enough pockets for your mattress plus any topper.
  • Machine washable and dryer safe at the settings your laundry uses. If your cleaner or laundry service uses hot water and high heat, check that the care label allows it.
  • Easy to spot damage. A light color makes stains and tears obvious during stripping.

Buy the same model for every bed of the same size. Standardizing makes it easier to keep par levels and train cleaners.

Encasements: when they are worth it

A zippered encasement covers the entire mattress, including the bottom and sides. Hosts use them for two reasons:

  2. Spills that run down the side. A top only protector cannot stop a spill from running over the edge.

Encasements stay on the mattress between turnovers under the regular protector. Check the zipper is fully closed each time the bed is stripped.

Pillow protection

Pillows take more abuse than most hosts realize: makeup, hair products, sweat and drool. Zippered pillow protectors under every pillowcase make a big difference.

  • Use a protector on every pillow, including decorative ones guests end up sleeping on.
  • Keep the same pillow type across the property so guests have a consistent experience and your cleaner knows the standard.
  • Keep spare pillows in the owner's closet so one stained or flat pillow can be swapped immediately.

When to replace pillows

Replace a pillow when it is stained through the protector, smells after washing, stays flat or has lumps that will not fluff out. Your cleaner handles every pillow at every turnover, so ask them to flag any that look or feel off. Many hosts set a regular replacement schedule too, so pillows do not slowly decline unnoticed.

Keep spares on site

The protector is only useful if a stained one can be swapped the same day. For each bed, keep at least:

  • One spare mattress protector
  • One spare pillow protector per pillow, or a small stack per size
  • A spare pillow or two per property

What to do when a guest stains a mattress

Speed matters. The steps I give cleaners:

  1. Photograph first. Before stripping further, take a clear photo of the stain on the protector and, if it went through, on the mattress. Include a wider shot that shows which bed it is.
  2. Remove the protector and check underneath. Most of the time, the protector did its job.
  3. Treat the protector following its care label, then wash.
  4. If the stain reached the mattress, blot (do not rub) and follow the mattress manufacturer's cleaning guidance. Use one cleaning product at a time and never mix products.
  5. Make sure the mattress is fully dry before putting a clean protector back on. Trapping moisture can lead to odors or mildew.
  6. Report it to the host with the photos, the bed and the date.

If the mattress cannot be cleaned in time for the next guest, swap beds between rooms if possible, or block the room. Do not put a guest on a damp or stained mattress.

Guest damage and claims

Airbnb's Host damage protection includes extra cleaning costs to remove stains left by guests or pet accidents, as long as you file within 14 days of the guest's checkout and first request payment from the guest through the Resolution Center (Airbnb, Host damage protection). Check the current terms before you file, since policies change.
