Preventing Bed Bugs and Pests in Your Airbnb

The best way to prevent bed bugs and pests in your Airbnb is to take away what they need and catch them early: encase mattresses, cut clutter, keep food sealed and trash emptied, fix leaks, seal gaps, and have your cleaner inspect mattress seams and headboards at every turnover. Bed bugs usually arrive in guest luggage, so no home is immune, but a home that is checked every turnover finds a problem after one stay instead of after ten.

This matters for more than comfort. Airbnb's own definition of the Cleanliness rating says a home should be "free of health hazards like mold and pests", and under the Rebooking and Refund Policy a space that is not reasonably clean and sanitary or that contains health hazards counts as a reservation issue guests can report. One sighting can cost you a stay, a refund and a review.

Why short term rentals are at higher risk

The CDC notes that bed bugs travel in "the seams and folds of luggage, overnight bags, folded clothes, bedding, furniture" and turn up in hotels and homes of every price level. The CDC is also clear that cleanliness alone does not stop them. A spotless home can still get bed bugs from a single suitcase.

A rental sees a new set of bags every few days. That is the risk. The good news is that you also get a trained set of eyes in the home every few days, which is your cleaner. Use that.

Other pests work differently. According to the EPA guide Preventing Pests at Home, pests "need three critical elements to survive: food, water, and shelter." Roaches, ants and mice move in when guests leave food out, a sink drips, or boxes pile up in a storage closet.

Bed bugs: prevention and early detection

1. Encase every mattress and box spring

The EPA recommends protective encasements for mattresses and box springs and suggests "a high quality encasement that will resist tearing," checked regularly for damage. 2. Teach your cleaner what to look for

The EPA lists the signs on its how to find bed bugs page:

  • Rusty or reddish stains on sheets or mattresses from crushed bugs
  • Dark spots about the size of a period, which are droppings and "may bleed on the fabric like a marker"
  • Tiny pale yellow eggs, eggshells and shed skins
  • Live bugs

The same page lists where they hide: mattress piping, seams and tags, cracks in the bed frame and headboard, furniture seams and cushions, curtain folds, drawer joints, electrical outlets, behind wall hangings and where the wall meets the ceiling. The CDC adds that they typically stay within about 8 feet of where people sleep.

3. Build a 60 second bed check into every strip

When the sheets come off, the mattress is exposed. That is the moment. My cleaners do this before the fresh set goes on:

  1. Shine a phone flashlight along all four edges of the encasement and the headboard.
  2. Look at the fitted sheet and pillowcases they just removed for spots or stains.
  3. Check the luggage rack and the seams of any upholstered chair in the bedroom.
  4. Photograph the bare mattress and the headboard area.

That last photo is useful twice. It proves the bed was clean before the next guest, and if a guest later reports bites, you have a dated record of what the mattress looked like at turnover.

4. Give guests somewhere else to put bags

The EPA's travel tips tell travelers to use luggage racks rather than setting bags on the bed or floor. Make that easy. A metal luggage rack in each bedroom keeps bags off the bed, and metal has fewer hiding spots than upholstery.

5. Choose furniture that is easy to inspect

Metal or simple wood bed frames, headboards mounted flat to the wall or no headboard at all, and minimal upholstered pieces in bedrooms all reduce hiding spots. The EPA also warns to check secondhand furniture carefully before bringing it inside.

6. Handle linens carefully

The EPA notes that a dryer on high heat can kill bed bugs, while washing alone generally will not. If your laundry is done onsite, finish every load with a full hot dry cycle. If you share laundry with other units or use a laundromat, the EPA suggests moving items in plastic bags.

If you find signs of bed bugs

Stop and do not take the next booking into that room until it is resolved. The CDC and EPA both point people to professional help when an infestation is suspected, and the EPA has a page on finding help with bed bug problems. A practical order of operations:

  1. Photograph what you found with a clear, close shot and a wider shot showing where it is.
  2. Bag the bedding from that room in sealed plastic and keep it separate.
  3. Call a licensed pest management professional for an inspection.
  4. Contact incoming guests early if you need to move or cancel, since a guest who finds bugs can report it as a reservation issue.
  5. Keep every invoice and photo in case you need them later.
