How Many Sets of Sheets and Towels Does an Airbnb Need?

Plan for at least three sets of sheets per bed and three sets of towels per guest when laundry is done onsite: one in use, one clean on the shelf and one in the wash. If you send laundry offsite or run frequent back to back stays, plan for four or five, because sets spend days away from the property.

Those numbers are a starting point. The right count for your home depends on how fast your laundry comes back, how often you turn over and how often linen gets stained or lost. Below is the simple formula I use and a way to check it against your own calendar.

The minimum Airbnb expects

Before you count sets, know the baseline. Airbnb's essential amenities include toilet paper, soap for hands and body, one towel per guest, one pillow per guest and linens for each guest bed. Your par levels need to make sure that baseline is always met at check in, even on your busiest day.

The par level formula

Par is the total number of sets you own for each bed or each guest.

The laundry cycle line is the one that changes most. If your service picks up Monday and returns Thursday, and you have turnovers on Monday, Wednesday and Friday, several sets are away at the same time. Count how many turnovers can happen while one batch is out, and that is your laundry cycle number.

Sheets: count per bed

Sheets are counted per bed, by size. A king bed and a queen bed need separate par counts because you cannot swap them.

A full bed set usually includes:

  • Fitted sheet
  • Flat sheet or duvet cover (or both, if you use a top sheet under a duvet)
  • Pillowcases for every pillow on the bed, including decorative ones if they get cased
  • A mattress protector, which does not change every stay but needs a spare for spills

Sofa beds, bunk beds and cribs each need their own count. Hosts often forget the sofa bed until a group of six books.

Towels: count per guest

Towels are counted per guest at your maximum occupancy, because you have to set out a full set for every person the listing allows.

A typical towel set per guest:

  • Bath towel
  • Hand towel
  • Washcloth

Then add the items counted per bathroom or per home:

  • Bath mat per bathroom
  • Kitchen towels
  • Pool or beach towels, if you offer them, usually per guest

Longer stays may need a mid stay swap or extra towels left in a closet, so factor those in if you host many weekly bookings.

A three bedroom home sleeps six. It has one king bed, one queen bed, two twin beds and two bathrooms. Laundry goes to a service that returns in about two days. The host has turnovers roughly every two to three days.

The host picked five because one set is in use, one is on the shelf, two can be with the service at once, and one is a spare. With onsite laundry, the same home could probably manage on three or four.

Signs your par is too low

  • Your cleaner is waiting on the dryer to make beds.
  • Sets come back from the service after the next turnover already started.
  • You are buying linen in a rush before a busy weekend.
  • Mismatched sets end up on the same bed.
  • Towels look worn much faster than you expected, because the same few sets are doing all the work.

Signs your par is too high

  • Sets sit unused in bags for months.
  • You have a closet full of linen but no room for supplies.
  • Older sets are still new looking while others are gray, which means rotation is not happening.

Too many sets is a cheaper problem than too few, but it ties up money and space. Check your counts after your first busy season and adjust.

Keeping the count honest

A par level only works if someone counts.

  3. Pull stained or torn pieces into a separate bin and record them.
