Cleaning Company or Independent Cleaner for Your Airbnb?

Diana MuturiaSeptember 30, 2026

An independent cleaner is usually the better fit for one to a few Airbnb properties when you want the same person, who knows your home, every turnover. A cleaning company is usually better when you need guaranteed coverage across many turnovers, have little time to manage people, or need backup staff for sick days and peak weekends. Many hosts end up with a mix: an independent primary and a company as backup.

I have worked with both in my own hosting and in nine years of cleaning and hospitality operations. Neither is better across the board. The right choice depends on how many units you have, how close you live, and what you are willing to manage yourself.

The short comparison

ConsistencySame person each time, learns your propertyStaff may rotate between visits
Coverage when sick or on vacationDepends on their own backupUsually has other staff to send
PriceVaries by market; you negotiate directlyVaries by market; often includes overhead for staff, insurance and scheduling

FlexibilityOften willing to adapt to your exact checklistMay follow their own standard process
InsuranceVaries; ask for proofMore likely to carry business insurance; still ask for proof
Paperwork for youYou may need a W9 and to consider 1099 reportingYou pay a business; the company handles its own staff

Prices vary so much by city and property that I will not quote a range here. The best comparison is to get quotes from both for your actual property. For how to structure what you pay, see how much to pay an Airbnb cleaner.

When an independent cleaner makes sense

You have one to a few properties

With a small number of units, one person can realistically cover your calendar. They learn every quirk: the sticky drawer, the shower that spots, the exact way the throw blanket sits in your listing photos.

You care about the details that earn five star cleanliness

Consistency is the biggest advantage of an independent cleaner. The same person doing the same property every time notices things a rotating crew will not, like a new stain on the sofa or a loose cabinet hinge. That consistency shows up in reviews. See how to get five star cleanliness reviews.

You want a direct relationship

You text the person doing the work. Feedback is immediate. You can adjust the checklist together. For many hosts, a good independent cleaner becomes a real partner in the business.

The tradeoffs

When a cleaning company makes sense

You have many units or tight turnover windows

When several properties check out on the same Saturday, one person cannot be in three places. A company can send multiple teams. If you are growing past a handful of listings, read scaling cleaning across 20+ units.

You do not want to manage people

A company handles hiring, training, scheduling and replacing staff. You manage one relationship with the office instead of several with individual cleaners.

You need guaranteed coverage

A company can usually send someone when a cleaner calls in sick. For hosts far away from their property, that reliability is often worth the tradeoff in consistency.

The tradeoffs

  • Rotating staff. You may get a different cleaner every visit, and each one has to learn your property from the checklist.
  • Their process, not yours. Some companies follow a fixed process and resist property specific checklists or photo requirements. Ask about this before signing.
  • Slower communication. Feedback often goes through a manager before it reaches the person who cleaned.
  • Contract terms. Read the service agreement for cancellation fees, minimums and re clean policies.

How to choose: questions to ask yourself

  1. How many turnovers do I have in a busy week? If it is more than one person can reliably handle, lean toward a company or a team of independents.
  2. How close do I live? If you are nearby and can step in, the single point of failure risk of an independent is smaller.
  3. How much time do I want to spend managing? Independents need more of your attention. Companies need less, but you have less control.
  4. How important is the same face every time? For high end listings where small details matter, consistency is often worth a lot.
  5. Can I verify the work either way? Whichever you choose, you need a way to check quality when you are not there.

Quality control is the same problem either way

Whether an independent cleaner or a company crew does the turnover, you still need to know the property is ready before the guest arrives. With a company, rotating staff make this even more important, because the person cleaning today may never have seen your place.

Ask for the same set of photos after every turnover, regardless of who cleans. Clyn helps here: the cleaner, whether independent or company staff, takes photos in the Clyn app, and the AI checks each one against your property's standard. You get a pass or a fix list before check in and a dated photo record, which makes comparing an independent cleaner to a company much more objective than going on guest reviews alone. My shot list is in what photos to ask your Airbnb cleaner for.

The hybrid approach

Many hosts I know settle on a mix:

  • Independent primary for consistency and the direct relationship
  • Company as backup for sick days, vacations and peak weekends

To make this work, give the company the same property kit, checklist and reference photos your primary uses, and schedule them for a turnover now and then so they are familiar with the property before an emergency.

Questions to ask either option

  • Do you carry liability insurance, and can I see proof?
  • Will you follow my property checklist and take the photos I ask for?
  • What happens if a cleaning is missed or a guest complains?
  • How much notice do you need for schedule changes?
  • For companies: will I get the same cleaner or team each time?
  • For independents: who covers when you cannot come?

FAQ

Is a cleaning company more expensive than an independent cleaner?

It often is, since the price covers staff management, scheduling and insurance, but it depends on your market. Get quotes from both for your specific property and compare what each includes.

Can I ask a cleaning company to send the same person every time?

You can ask, and many will try. Get it in writing if it matters to you, and understand that they may still send someone else when that person is unavailable.

Do I need to send a 1099 to a cleaning company?

It depends on how the company is organized and how much you paid. The IRS instructions for Forms 1099 MISC and 1099 NEC explain the rules, and a tax professional can confirm what applies to you.
