Holiday Turnovers on Airbnb: How to Plan Cleaning From Thanksgiving to New Year's
The best way to handle Airbnb turnovers from Thanksgiving through New Year's is to lock in your cleaner's holiday schedule now, set holiday pay in writing, and line up a backup before you need one. Then plan for bigger messes, more laundry and tighter windows, because holiday stays tend to bring bigger groups, more cooking and less flexibility on check in times.
The hosts who struggle in December are usually the ones who assumed their cleaner would be around and never asked. After years in cleaning and hospitality operations, I start holiday planning in late October. This is the plan I follow.
Why holiday turnovers are harder
The work itself changes over the holidays:
- More people per stay. Families come together, so beds, towels and dishes all multiply.
- More cooking. Ovens, roasting pans, stovetops and fridges need real attention.
- Tighter windows. Guests ask for early check in and late checkout more often.
- Fewer available cleaners. Your cleaner has a family too, and many take days off.
- Higher stakes. A guest who arrives for a holiday to a dirty place remembers it, and so does their review.
Step 1: Confirm your cleaner's availability now
Do this before Halloween if you can. Send your cleaner your booked dates and ask directly:
- Which dates are you away or unavailable?
- Are you willing to work Thanksgiving, Christmas Eve, Christmas Day, New Year's Eve and New Year's Day?
- What rate do you want for holiday turnovers?
Then block or adjust your calendar around the answers. If your cleaner is out the week of Christmas, you can raise your minimum stay that week so you have fewer turnovers to cover.
Step 2: Agree on holiday pay in writing
Holiday work deserves holiday pay. Whatever you agree on, put it in a message or your cleaner agreement so there is no confusion in January. Common approaches:
| Approach | How it works | Good for |
|---|---|---|
| Flat holiday bonus | A set extra amount added to each turnover on named holidays | Simple setups with one cleaner |
| Holiday rate | A higher per turnover rate on specific dates | Hosts with several holiday bookings |
| Year end thank you | A bonus or gift at the end of the season | Rewarding loyalty across the whole year |
You can combine these. I do a holiday rate on the actual holidays and a thank you at the end of the year. If you are figuring out what to pay for same day or rushed turnovers, I covered that in same day turnover pricing.
Step 3: Set up a backup cleaner
Even a great cleaner gets sick in December. Find a second person now, walk them through the property, and have them do one paid turnover before the holidays so they know where everything lives. My full process is in how to build a backup cleaner plan.
A photo checklist makes this much easier. When your backup has never cleaned the unit, reference photos of how every room should look take the guessing out of it.
Step 4: Build a holiday add on checklist
Your normal checklist still applies. I add these tasks for holiday stays:
Kitchen
- Clean inside the oven and check for spills on the oven floor
- Wash and check roasting pans, baking sheets and serving dishes
- Empty and wipe the fridge, and toss any leftovers guests left behind
- Run and empty the dishwasher, then check for anything left in the racks
- Restock dish soap, dishwasher pods, foil, plastic wrap and paper towels
Living areas
- Vacuum under and behind furniture, where wrapping paper and pine needles hide
- Check for candle wax on tables and mantels
- Make sure any holiday decor you provide is undamaged and back in place
Bedrooms and bathrooms
- Plan for every bed and every towel being used
- Check extra blankets and pillows, since guests pull them out when it is cold
- Restock toilet paper heavily, since bigger groups go through it fast
Outside
- Clear walkways and steps if you are in a snowy area
- Check that outdoor lights work, since it gets dark early
Step 5: Stock up before the rush
Stores get busy and deliveries slow down in December. I order my holiday supplies in early November. Extra linens are worth it this time of year so your cleaner is not waiting on the dryer between back to back stays. My general list lives in the Airbnb restocking checklist.
Step 6: Plan for parties on New Year's Eve
New Year's Eve is the night hosts worry about most. In December 2024, Airbnb announced anti party measures for New Year's Eve in the US and other countries, including blocking some higher risk one, two and three night entire home bookings and asking guests to confirm they understand unauthorized parties are not allowed. Check Airbnb's newsroom each December for that year's details.
On your side, clear house rules and a direct message to guests booking that night help. I covered more ways to reduce the risk in how to prevent parties at your Airbnb. Also tell your cleaner ahead of time that the January 1 turnover may take longer, and pay for that time.
Step 7: Check every turnover before the next guest
When you are juggling travel, family and back to back bookings, you probably cannot drive over to inspect. This is the exact situation I built Clyn for. Your cleaner takes photos in the Clyn app at the end of each turnover, and Clyn's AI checks every photo against your standard before the next guest arrives. Blurry photos get retaken, and if a bed is unmade or a counter was missed, you hear about it while there is still time to fix it. Clyn works with Airbnb, Guesty, OwnerRez, Hostfully, Jurny and Hospitable, so turnovers line up with your bookings.
A sample holiday timeline
Here is the order I follow each year:
| When | What to do |
|---|---|
| Late October | Send your cleaner your booked holiday dates and agree on pay |
| Early November | Find and train a backup, order linens and supplies |
| Mid November | Update house rules and your check in message for winter |
| Week of Thanksgiving | Confirm every turnover date and time in writing |
| Early December | Recheck New Year's bookings and send rules reminders |
| Early January | Schedule a deep clean and thank your team |
After the season, a deep clean resets the unit for the new year.
FAQ
How much extra should I pay my Airbnb cleaner on holidays?
There is no standard rate. Ask your cleaner what they want for holiday work, compare it to what local cleaners charge, and agree on it in writing ahead of time. A flat bonus per holiday turnover is the simplest option.
Should I block holiday dates if I don't have a cleaner?
If you have no one to clean, a longer minimum stay is often a better choice than blocking the dates. Fewer turnovers means fewer cleans to cover while still earning holiday rates.
What should I do if my cleaner cancels on a holiday?
Call your backup first. If no one is available, tell the incoming guest as early as possible and offer a later check in while you clean it yourself or find help. Never hand over a unit you have not seen cleaned.
