How to Get Your First Airbnb Reviews (Without Breaking the Rules)

The fastest way to get your first Airbnb reviews is to make your first few bookings easy to say yes to (a sharper price and Airbnb's new listing promotion) and then make those first stays flawless, especially the cleaning. After checkout, send a short, friendly note inviting the guest to review, and never offer anything in exchange for a review, which Airbnb's policy prohibits.

When I launched my first listing, the empty review section was the hardest part. Guests hesitate to book a place nobody has vouched for, and you cannot get reviews without bookings. Here is how I would break that loop today.

Why the first reviews matter so much

Your first few reviews carry a lot of weight because they are all a new guest has to go on. With three reviews, a single four star stay changes your average far more than it would with fifty. Early reviews also count toward programs like Guest Favorites, which require at least 5 reviews in the past 4 years according to Airbnb's help center.

So the goal is two things at once: get bookings quickly, and make sure each of those stays earns five stars.

Step 1: Make the first bookings easy

Use the new listing promotion

Airbnb's Resource Center article on setting your initial price describes an option to "offer 20% off your first 3 bookings to help you get your first guests and reviews." Check your listing settings when you publish to see whether it is available to you.

Price a little below where you want to end up

The same article suggests new hosts consider starting at a lower price to attract initial guests. Think of the gap between your launch price and your target price as the cost of building social proof. Once you have a few strong reviews, raise the rate in steps.

Remove friction

  • Turn on Instant Book if you are comfortable with it, so guests do not wait on you.
  • Keep minimum stays short at first so more search dates fit your calendar.

Get the listing basics right

Great photos and an honest, specific description do a lot of the work reviews would otherwise do. Show every room, including the bathroom, and describe the space exactly as it is. Accuracy is one of the review categories, and first guests who feel misled rarely leave five stars.

Step 2: Make the first stays flawless

This is where most new hosts either win or lose their early average. The biggest risk is usually cleaning, because a new cleaner in a new home has not learned your standard yet.

Write the standard before the first guest

Check every early turnover

For the first stays, I would not let a single guest check in without confirming the home is ready. If you can be there, walk it yourself. If you cannot, ask your cleaner for photos of every room from the same angles each time and actually look at them before check in.

Communicate a little more than you think you need to

Send check in details early, check in the morning after arrival with a short message, and answer quickly. Guests forgive small issues when the host is visibly on it.

Step 3: Ask for the review the right way

Know the review timing

According to Airbnb's reviews help article, both host and guest have 14 days after checkout to submit a review. Reviews are published after both have submitted, or when the 14 day period ends, whichever comes first.

That means two practical things:

  1. Leave your review of the guest promptly. Your half is done, so both reviews publish as soon as the guest writes theirs.
  2. Send your note soon after checkout, while the stay is still fresh.

What a good review request looks like

Keep it short and neutral. Something like:

Thanks so much for staying with us. It was a pleasure hosting you. If you have a minute, a review really helps a new listing like ours. And if anything was less than perfect, I would love to hear it directly so I can fix it.

That last line matters. It invites private feedback, which helps you improve without the guest feeling they need to put it in public.

What Airbnb's policy prohibits

Airbnb's authentic and trustworthy reviews policy is clear on a few points:

  • Reviews may not be provided or withheld in exchange for something of value, like a discount, refund or a reciprocal positive review.
  • Hosts and guests may not coordinate with, manipulate, extort, incentivize or pressure another person to influence a review.
  • Reviews are fake if they are not based on a real reservation.

So do not offer a discount on a future stay for a five star review, do not ask guests to change a review in return for a refund, and do not arrange stays with friends to fill your review section. Beyond the policy risk, those reviews do not help you learn what real guests think.

Step 4: Learn from every early review

Read each early review for specific words. If two guests mention the shower pressure or the pillows, fix it now before it becomes a pattern.
