Airbnb Damage Claim Denied? What to Do Next

If your Airbnb damage claim is denied, start by reading the decision closely, then request human review and add the evidence that was missing. Step 1: Understand what was decided

Before responding, figure out which stage your request is at:

Step 2: Match the denial to the reason

Here are the reasons that follow directly from Airbnb's published rules.

The request was late

Airbnb says to file a reimbursement request within 14 days of the responsible guest's checkout (Host damage protection). The Resolution Center money request article also sets 14 days for damage related requests. If you missed it, there is little to argue. Put the date in your calendar on checkout day for next time.

The damage is excluded

Airbnb's Host damage protection page excludes normal wear and tear, acts of nature and standard checkout cleaning like laundry and dishes. The Host Damage Protection Terms go further, excluding losses related to mold and mildew and deterioration from use, age or lack of maintenance.

If your claim was for a worn sofa cushion, a slowly failing appliance or a routine deep clean, a denial is consistent with the terms, and more evidence probably will not change it.

The evidence did not show the guest caused it

This is the most common fixable problem. The terms require "legitimate and verifiable evidence," such as receipts, photographs, videos and documents. A photo of a broken lamp proves it is broken. It does not prove it was intact when the guest arrived.

The amount was reduced

The terms base reimbursement on actual cash value, which is replacement cost with a deduction for depreciation. If you asked for the price of a brand new replacement for an item you bought years ago, a reduction may be expected. Payments are also reduced by anything you received from another source, such as insurance.

Step 3: Build a stronger request for human review

When you request human review, send what was missing, not a longer version of what you already sent.

  1. A dated "before" photo. The best evidence is a photo from the turnover right before the guest checked in, showing the item undamaged.
  2. A dated "after" photo or video. Taken as soon as possible after checkout, before cleaning.
  3. A clear timeline. Previous guest checkout, turnover date, this guest's check in and checkout, date you found the damage.
  4. Proof of cost. A written repair quote, cleaning invoice or receipt. For replacements, the original purchase receipt helps show age and value.
  5. Guest messages. Anything where the guest mentions the incident, sent through Airbnb messaging.
  6. Your house rules. If the damage relates to a rule, such as no smoking or no pets, point to it.

Keep your note short and factual. Something like: "Attached is the photo from the turnover on the morning of check in showing the headboard undamaged, and the photo taken at checkout showing the crack. Repair quote attached."
